Our goal is to provide comfortable, convenient, and beautifully designed living spaces for the individuals who help our communities thrive. The Essential Housing Program offers reduced rental rates for households earning up to 80% of the local median income levels*. Those working in essential roles—including healthcare professionals, educators, emergency responders, law enforcement, military personnel, and workers in restaurant, retail, and grocery industries—may qualify for the program. What is the Essential Housing Program?
In addition to our market-rate residences, Ava Park offers a selection of its apartment homes to households earning below 80% of AMI. This includes essential workers in industries such as law enforcement, healthcare, education, military, restaurant, retail, grocery, and more. We provide these residences to support a sustainable community with attainably priced housing, allowing households to live closer to their jobs and the neighborhoods they help thrive.
How do I qualify for Essential Housing?
When browsing our online
availability, please use the following guidance to determine the income limits
for our Essential Housing program.
- Eligible households include those with incomes
that do not exceed the income limits on the chart below. These limits are
based on household size and reflect gross annual income earned from all
sources (before any deductions). Please note that total income includes
secondary sources such as bonuses, second jobs, freelance work,
investments, and other additional earnings.
- Additionally, all households must meet our
minimum household income requirement of 2.5x the monthly rent.
- To ensure a great fit for our community, we
conduct background and credit checks, as well as verify eviction and
rental history, during the application process. This helps us maintain a
secure and welcoming environment for all residents. If you have any questions,

What do I need to apply for Essential Housing?
1. Complete the Essential Housing application for
all household members 18+ years old
2. Obtain and submit all income verification items
3. Obtain and submit additional documents that may
be required depending on each person’s individual income and assets
4. Provide 2 years of Resident or Rental
Verification if applicable
